  • If you take $100,000 out of your home at 6.5% it will cost $227,000 over 30 years, if you invest that $100,000 in a tax deferred account (TDA) at 6.5% over 30 years it will be worth $ 661,000.
     

  • Thus, by repositioning your equity from your home into a TDA you could be $434,000 richer. You still keep all the same appreciation in your home. Consult your tax professional about the net tax effect.
